Signs: The first rule

Signs: The first rule... get a sign permit.

"No sign shall be erected, raised, installed, moved, placed, replaced, reconstructed, remodeled, extended, enlarged or altered unless a sign permit is first obtained from the Community Development Department." There are some exceptions, but generally, this is the rule that will apply. To determine if your sign is an exception to obtaining a permit, please review section 16.36.050 of the city code.

 

Prohibited Signs:

 

-         Signs located on public property or attached to any public utility pole, sign, bridge or structure.  This includes “Cup” signs welcoming home family members.

-         Movable or portable signs and signs not permanently installed in the ground or on a pole or building such as "A-frame", pedestal, portable reader signs, signs attached to vehicles intended to advertise the premises or business

-         Signs mounted on a roof or projecting above a roofline, parapet or eave

-         Off premises signs except off premises development and exempt signs

-         Animated signs or signs with moving parts, flashing or intermittent lighting but not "time and temperature" signs

-         Projecting signs

-         Sound emitting signs

-         Signs which create a nuisance or hazard

-         Bench signs

-         Obsolete or abandoned signs or messages which identify services no longer provided on the premises

-         Poster signs

-         Inflated signs

-         Light strings, streamers, permanent banners, pennants, flags, searchlights, beacons or any other promotional device not specifically allowed

-         Any sign which is not described in or does not comply with the provisions of the code or any prior ordinance of the city

 

 

Unapproved signs may be removed without notice by the City.

 

Garage/Yard sales:

Garage sale and yard sale signs are exempt from obtaining a sign permit under the following conditions:

·        Maximum of 4 sq. ft. in size.

·         Located ONLY on your property.  Directional signs are not allowed.  Signs attached to poles, placed on vehicles or in the park strip are also prohibited.

·         May be held no more than 4 calendar days per year.

 

Trash and debris:

There shall be no open storage of trash, debris, junk, used materials, commercial goods or building materials on [your] property.

 

 

Trailers, recreational vehicle:

All trailers, utility, recreational vehicles or boats must be stored behind the front line of the house after 72 hours. Recreational and utility vehicles may be stored permanently in the street side yard of a corner lot only if stored completely behind the front line of the main building and at least eight feet (8') from the street right of way line and if enclosed with a six foot (6') high solid vinyl or masonry fence.

 

Fences:

A permit shall be obtained from the community development department prior to construction of any fence.  An application form and the location, height and description of the proposed fence shall be submitted for review to the Planning and Zoning Department.

 

Weeds:

Weeds shall not exceed 6" in height. Poison Ivy, Sumac, and Oak are prohibited at any height. Weed trimmings shall be promptly cleared and removed from the property.

 

Public right of way and park strips:

Park strips are to be landscaped. Mature trees are to be pruned 7 feet above the sidewalk. Sidewalks are to be clear of foliage and over-growth. Construction or landscape material, dirt, snow, garbage, basketball standards etc. shall never be placed on any public right of way.

 

Home occupations:

A home occupation is any business or income producing activity conducted from a residential property.  All home occupations are required to obtain and maintain a current city business license and meet all code requirements.

 

Landscaping:

All required landscape is to be installed prior to obtaining a home occupation permit unless a bond is placed with the City of South Jordan.  The front yard or the front and street side yards of a corner lot shall be landscaped and properly maintained with lawn and other acceptable plant material unless otherwise approved with a conditional use permit.

 

Swimming pools:

Swimming pools shall be located a minimum of five feet (5') from property lines and shall be completely enclosed with minimum six foot (6'), non-climbable fences or walls. Openings in said fences or walls shall not exceed thirty six (36) square inches, except for gates which shall be self-closing and self-latching. A permit is required.

 

Nuisances:

Anything which is injurious to health, indecent, offensive to the senses, or an obstruction to the free use of property, so as to interfere with the comfortable enjoyment of life or property is not allowed.

 

Parking on Lawns:

Parking in an area that is required to be landscaped is prohibited. This is generally the front yard which includes the yard between the driveway and side lot line.  On a corner lot, this would be the front and street side yard.

 

Inoperable or unregistered vehicles:

No more than 2 vehicles that are wrecked, junked, dismantled, unlicensed, or inoperable may be stored on a property. Those 2 vehicles must be stored in a building or behind an opaque fence and not visible from the street or neighboring properties.

 

Commercial Equipment:

No commercial vehicles, semi-trucks, trailers, earth moving equipment, forklifts or material handling equipment etc. shall be parked or stored on any property, lot or parcel in South Jordan, except in conjunction with temporary development or construction activities on the lot. Commercial vehicles shall include semi-trucks and trailers, trucks and trailers equaling or exceeding eight thousand (8,000) pounds' curb weight, delivery vehicles, dump trucks, backhoes, graders, loaders, farm implements, cement trucks, bulldozers, belly dumps and scrapers, forklifts or any similar vehicle or apparatus.

 

Single family dwellings:

Keeping or allowing people at a premises in violation of the city single-family residence requirements is prohibited.  Single family dwelling is defined as including one or more persons related by blood, marriage or adoption or approved foster care, a group of not more than four (4) unrelated persons occupying a dwelling unit or a group of persons as defined by state law as a protected class, such as elderly or disabled.

 

Illegal dumping:

It is unlawful for any person to dump, or allow to be dumped into any sump, detention basin, storm drain, curb and gutter, drain inlet, or other storm drainage structure that conveys storm water and/or non-storm water, any type of debris, petroleum product, chemical, paint, pesticide, herbicide, heavy metal, acid or base product, solid or liquid waste product, hazardous waste product and/or human or animal waste.

 

Shopping carts:

Every shopping cart shall have a sign or sticker that is permanently affixed to it that identifies the shopping cart owner. A shopping cart placed, located, left, situated or found upon any public property or any private property (excluding the premises at which the shopping cart owner provides such shopping cart for use by customers), is a public nuisance.

 

Garbage cans:

It is considered a nuisance to leave any garbage can or refuse container in the street, other than on collection day, for more than twenty four (24) hours after the collection day.
